PROBLEM TO BE SOLVED: To provide a property measurement device with a surface acoustic wave (SAW) sensor that is capable of power consumption reduction or downsizing.SOLUTION: The property measurement device includes: a PLL circuit 31 that inputs an input signal of a predetermined frequency F to a SAW sensor 4; an A/D converter 35 that performs under sampling on an output signal of the predetermined frequency F outputted from the SAW sensor 4 and converts the output signal into a digital signal at a predetermined sample rate SR; and a quadrature detection circuit 7 that separates the digital signal outputted from the A/D converter 35 into an in-phase component signal and a quadrature component signal in accordance with the predetermined sample rate SR and integrates the in-phase component signal and the quadrature component signal for a predetermined time, respectively. The property measurement device has a relation of F=positive integer×SR+SR÷4.
