A method for producing specific immunomodulatory exosomes, comprising the following steps: (i) transforming B cells by infection of said B cells with Epstein-Barr virus to a latent stage, achieving expression of a gp350 ligand capable of binding to the CD21 receptor of a native B cell; (ii ) culturing the transformed B cells obtained in step (i); (iii) collecting exosomes isolated from the transformed B cells cultured in step (ii), which include one or more parts capable of binding to a native B cell, and loaded directly and / or indirectly with one or more antigens and / or immunosuppressants, while one or more antigens are selected, for example, from one or more cancer antigens, one or more viral antigens, one or more bacterial antigens, one or more immunosuppressors or any combination thereof. 2.
