An immunomodulatory protein, a nucleic acid encoding the immunomodulatory protein, a cell modified to express the immunomodulatory protein, and an infectious agent containing the nucleic acid encoding the immunomodulatory protein are provided. In some embodiments, the immunomodulatory protein is secreted. In some embodiments, the immunomodulatory protein is a transmembrane protein expressed on the surface. Immunomodulatory proteins, engineered cells, and infectious agents provide therapeutic utility for a variety of immunological and oncological conditions.
