Described herein are methods of modulating the immune response between a lymphocyte and an object recognized as foreign by the lymphocyte. The method utilizes the immunomodulatory activity of a new class of progenitor cells, termed HUCPVCs, derived from the perivascular site of the human umbilical cord. The method also uses exuded soluble factors from cultured HUCPVCs.
