The hydroxyl generator unit comprises an ultraviolet light source, a reaction chamber in the interior space of the hydroxyl generator unit, environmental sensors, the ultraviolet light source and a smart optical controller coupled to the environmental sensors. The smart optical controller integrating environmental conditions sensed by the environmental sensor and responsive to one or more environmental conditions to generate an output signal to the ultraviolet light source to control the amount of hydroxyl generated by the hydroxyl generator unit . The smart optical controller includes at least one of an air flow sensor, a temperature sensor, a humidity sensor, and an optical sensor to control the operation of the hydroxyl generator unit. The smart optical controller includes a microcontroller that obtains information from the environmental sensor and interfaces to an external system.
