Air conditioning and cleaning apparatus, which comprises at least one air inlet point (11), an air outlet point (12), an ionisation device (2) for ionising the particles contained in the incoming air and at least one heat exchanger device (4) 5 with at least one surface (41) which acts as a surface for collecting ionised particles. The apparatus comprises a controller (9) which regulates operation of the heat exchanger device (4) so that condensed water forms on the surface (41) of said heat exchanger device and cleans said surface of the heat exchanger device, 10 preventing saturation with particles collected by the surface of the heat exchanger device.
