The present invention provides a method for obtaining a specific population of umbilical cord mesenchymal cells. A composition containing this population of specific cells is useful for preparing a medicament that is used for cell therapies, such as problems with cardiac ejection flow of patients with a decreased ejection fraction. At the same time, this subpopulation is useful for preparing a medication that serves to relieve pain and restore the functionality of joint wear； to treat respiratory problems, such as lung lesions, acute lung lesions, such as acute respiratory distress syndrome and to treat skin lesions, such as chronic wounds and ulcers.
